When at school by both parents and teachers we were all continuously told ‘ do your homework ‘. It was drilled into us , to help us prepare for the next lessons or for ensuing examinations. It was the best advice and though we often resented the task it paid off. As adults we move into the workplace but still need to do our homework. At adult age no one nags us , but for those that do their homework rewards will come, promotion , more pay and all that follows.
The Blogger has for some considerable time been dealing with the Associate Director of a leading London Estate Agency who clearly has not done his homework. About 18 months ago he contacted me asking if I wanted to let or sell my London property the address for which he had. He told me that he was achieving very high prices and now was the time to do something. He offered to come over and do a free valuation. I declined at the time and thanked him profusely for his call.
Several weeks later he telephoned again and sent regular e mails. I became more irritated with his persistence and complete intransigence at my NO THANKS. The Associate Director then sent me a complete comparable schedule of other transactions on the street and almost begged to come over and change my life with his offering.
Again I pleaded with him that I wasn’t interested but it went on and 18 months on I am about to break his heart but not quite sure if I should. What concerns me even more is that his office is only a block away and I may find him outside weeping on the street. The fact is the property address he has been enquiring about is a Mail Box. Yes I can invite him over to measure up and price for sale but I’m going to help him and ease the disappointment.,
The property is 6 inches long and 3 inches wide, it has brass on the outside and is South Facing , close to Harrods and with excellent rail and bus links. Yes you can buy it or rent it and although it does not have a garden you can if your an envelope easily get into it. The Security is perfect and there is a 24 x 7 security at all time. You can drop into the place at any time, day or night. Amazon and other Deliverers have no issue with any delivery and in these online times is ideal.
The man has not done his homework and for all the purported professionalism he has lost complete credibility. If only he would walk the single block and look at the letter box he could have saved us all so much time and energy. In the course of the whole experience I’ve learned so much about pricing in the area, the stupidity of the best on offer and the crazy world we live in.
If you do see a sign ‘ letter box for sale ‘ then you’ll know it’s me and the Associate Director who couldn’t accept NO THANKS. Make sure whatever you are engaged with ‘ do your homework’ and know what you’re talking about.
